I am Vikas Joshi, a Delhi NCR-based real estate strategist and advisor with over three decades of experience across different property market cycles.
My work today is focused primarily on commercial real estate investments and selective luxury residential opportunities across Delhi, Gurgaon, Noida, Greater Noida and the wider NCR market.
Over the years, I have seen locations evolve, investment trends change and projects perform very differently from what was initially promised. That experience has reinforced one principle for me: a good property decision should be based on fundamentals, not simply on what is being marketed at the moment.
Look Beyond the Sales Pitch
Residential or commercial property, I look closely at pricing, rental yield, tenant quality, lease structure, location demand and execution risk. In luxury residential real estate, my focus shifts to location, density, planning, specifications, developer credibility, lifestyle quality and long-term value.
I also believe that not every attractive property is necessarily a good investment. The right opportunity depends on the buyer's objective whether the priority is rental income, capital appreciation, wealth preservation or a home for personal use.
